We Know Tybee Because We Live Here

And honestly, they’re right.
There’s a big difference between selling property on Tybee Island and truly knowing Tybee Island. We don’t just work here. We live here. We sit in beach traffic, watch the tides, track weather patterns, know which streets flood first during king tides, and understand how different areas of the island feel in July versus January.
That local knowledge matters.
Tybee is a small island, but every neighborhood has its own personality. North Beach feels very different from the Back River area. Mid-island homes can vary block by block depending on elevation, beach access, traffic flow, parking, and short-term rental rules. Two homes with similar square footage can have very different values based on things that don’t always show up in an MLS search.
Living here also means we pay attention to the conversations happening in the community. We follow local ordinances, zoning discussions, beach renourishment updates, flood concerns, tourism trends, and how those things affect property values over time.
When buyers ask us questions, we can usually answer from firsthand experience:
- What’s it like during busy season?
- Which areas are quieter?
- Where do locals actually go?
- How walkable is this location?
- Does this area tend to hold value well?
- What does insurance look like here?
- What are realistic expectations for owning on the coast?
We also genuinely love this community.
You’ll usually find us supporting local businesses, walking the beach, attending community events, or talking real estate with neighbors somewhere around the island. Tybee isn’t just a market to us. It’s home.
And we think that makes a difference.
